Piper Lakes Apartment Homes was developed in response to a lack of new multifamily inventory in the Lakeshore market following the Great Recession. Located in Grand Haven Township, the project consists of 204 luxury apartment homes across eight buildings.
Market research conducted by Cherette Group identified strong demand for a high-quality, fully amenitized rental community, particularly given the limited new supply between 2007 and 2015. This created a clear opportunity to introduce a differentiated offering in a growing lakeshore community.
Cherette Group led all aspects of development, including land acquisition, entitlement, design, financing, construction, and management. The project was designed to elevate the standard of multifamily housing in the market, with a focus on quality finishes, thoughtful site planning, and a comprehensive amenity package.

Residences include high-end features such as quartz countertops, stainless steel appliances, and spacious layouts, while the community offers a clubhouse, fitness center, heated pool and hot tub, dog park, and gathering spaces. Attached garages, a rarity in the local market, provide added convenience and further differentiate the community.
The project validated the opportunity to introduce a more refined multifamily product to the Lakeshore market, both in terms of design and amenities. Following stabilization, the property was sold in 2020 to Universal Properties, with Cherette Property Management retained to operate the asset and continue its strong performance.
